The Complete Guide to Waterproofing California Buildings

Water intrusion is the single biggest threat to California buildings. Understanding your waterproofing options can save you hundreds of thousands of dollars in structural repairs.

    Why Waterproofing Matters in California

Despite California's reputation for sunshine, the climate poses serious waterproofing challenges. Coastal moisture, seasonal rainstorms, morning dew cycles, and temperature swings all create conditions where water finds its way into building assemblies. Once inside, it causes wood rot, mold growth, corrosion, and structural deterioration that can go undetected for years.

The consequences of failed waterproofing are expensive. A deck coating that costs $15-25 per square foot to apply correctly can prevent wood framing repairs that cost $100-200+ per square foot. Prevention is always cheaper than remediation.

    Types of Waterproofing Systems

    1. Pedestrian Deck Coatings

These are the most common waterproofing systems on California multifamily buildings. Applied to balconies, walkways, and stairways, deck coatings create a seamless, slip-resistant membrane that sheds water away from the structural framing below.

    • Typical lifespan: 7 to 15 years depending on product and exposure
    • Requires proper slope (minimum 2% for drainage)
    • Must be maintained regularly, with small cracks patched before they grow
    • Common systems include polyurethane, epoxy, and acrylic-based coatings

    2. Sheet Membrane Systems

For areas beneath tile, pavers, or other hard surfaces, sheet membranes provide a robust barrier. These are typically peel-and-stick or torch-applied modified bitumen sheets that create a continuous waterproof layer before the finish material is installed.

    3. Flashing and Transitions

The most critical, and most commonly failed, component of any waterproofing system is the flashing. These are the metal or membrane details at transitions: where the deck meets the wall, around drains, at door thresholds, and at railing posts. Most water intrusion issues originate at these transition points.

    4. Below-Grade Waterproofing

For parking garages, basements, and below-grade walls, more heavy-duty systems are needed. These include bentonite clay systems, crystalline coatings, and spray-applied rubberized membranes that can handle continuous soil moisture and hydrostatic pressure.

    Warning Signs of Waterproofing Failure

If you notice any of the following, your waterproofing system may need attention:

    • *Water stains on the underside of balconies or walkways
    • *Soft, spongy, or bouncy deck surfaces
    • *Cracking, peeling, or bubbling in deck coatings
    • *Rust stains running down exterior walls
    • *Musty odors in units below elevated decks
    • *Visible mold or mildew on framing members

    Our Approach to Waterproofing

At Canon Property Services, we take a systems-level approach. We do not just apply a coating on the surface. We evaluate the entire assembly: drainage slope, flashing condition, substrate integrity, and existing system performance. If the framing underneath is compromised, we address that first.

Because we are a licensed General Contractor with in-house engineers, we can design and install complete waterproofing solutions, from structural repair through final coating, under one contract with one warranty.

    Concerned About Your Building's Waterproofing?

We will inspect your current systems and provide an honest assessment of what needs attention and what can wait.
