    The Challenge

    A 1980s-era apartment complex in Glendale failed its SB-721 inspection due to extensive dry rot in balcony joists and ledger boards. Twenty-four balconies across three buildings were flagged as structurally deficient. The property remained fully occupied with 60 residents throughout the project.

    Our Solution

    Our team designed a full reconstruction plan in-house, pulled all permits, and rebuilt each balcony from the framing up. We replaced rotted joists and ledgers with pressure-treated lumber, installed new flashing and waterproofing membranes, applied a multi-layer deck coating system, and finished with modern glass railing systems. Work was phased building-by-building to minimize resident disruption.
